In September 2026 the Cyprus Mail published the second quarter figures for the Cypriot property market. Larnaca led it: apartment values in the district rose 5.59 percent in a single quarter, well ahead of every other part of the island.

Apartment rents rose 7.36 percent over the year, while yields held broadly steady.
The last line is the one worth reading twice. Rents rising while yields hold means values and income are climbing together rather than one at the expense of the other, which is what a market looks like when demand is real.
